You do not need to hold a California broker license — only a salesperson license (or no license, in certain business brokerage contexts). The Broker of Record provides the broker-level DRE license that allows your company to legally conduct real estate activities. If you're a licensed salesperson or out-of-state broker, we can structure the relationship accordingly.
Absolutely — that's the core value proposition. Your company name, DBA, logo, website, and marketing materials remain entirely yours. We are listed as the licensed Broker of Record on your DRE filings, but publicly and commercially, you operate as your own brand with complete freedom to market however you choose.
No commission splits. You pay a flat monthly retainer for our BOR services, and all commissions from your transactions flow 100% to your company. This is the major financial advantage over traditional brokerage splits — on even one or two closed deals per month, the BOR model typically saves agents and teams thousands of dollars.
For agents with an existing California corporation, the process can be completed in as little as 48–72 hours. If you need to form a new entity, the full timeline is typically 2–4 weeks, accounting for California Secretary of State processing. DRE license activation timing depends on their queue, but we manage the process end-to-end.
The Broker of Record assumes supervisory responsibility under California law and DRE regulations. This is why compliance processes, documentation standards, and transaction oversight are central to our service. We require clients to carry E&O insurance and maintain proper documentation practices.
